Innovative Industrial Properties Inc is a real estate investment trust engaged in the acquisition, ownership, and management of specialized industrial properties leased to state-licensed operators for their regulated medical-use cannabis facilities. It conducts its business through a traditional umbrella partnership real estate investment trust, or UPREIT structure, in which properties are owned by Operating Partnership, directly or through subsidiaries. Uniti is the product of the August 2025 merger of the firm with Windstream, its former primary customer. The combined firm owns a 217,000 route-mile fiber network that primarily serves enterprise customers. This fiber business generates about 20% of consolidated revenue. Uniti also owns phone networks that reach about 4.5 million households, mostly in less-populated markets in the Southeast.
